Essential Duties and Responsibilities:

  • Execute new and renewal leasing transactions in the Greater Boston portfolio, which includes the duties and responsibilities noted below.

  • Track rollover at least 3 years in advance. Develop and execute strategy to manage rollover including pursuing targeted early renewals (with input from ARE Finance and Science & Tech Teams)

  • Source and track local, regional, national and international prospects.

  • Develop and manage stellar relationships with external resources such as brokers, consultants, architects, and GCs.

  • Develop pitch decks and participate or lead prospective tenant pitches.

  • Develop amenity strategy for each asset where applicable.

  • Develop branding and signage strategy for each asset in collaboration with Asset Services, Marketing, and brokerage teams.

  • Attend industry events and in certain cases when hosting an event, develop curated invite list.

  • Work closely with all ARE departments to brand and market properties and advance lease transactions while keeping all stakeholders well informed: science & technology, marketing, construction, asset services, leasing, legal, finance teams.

  • Lead property tours and tell compelling ARE story and value proposition to prospective tenants in close coordination with brokerage listing teams.

  • Develop deep market knowledge: lease and sale comps, competition/availabilities including amenities at competitive campuses, tenants in the market, vacancy etc.

  • Financially analyze lease economics to assure we meet pro forma or optimize outcomes relative to market.

  • Draft LOIs/counters, including drafting detailed responses to RFPs.

  • Manage the successful completion and transition of lease agreements to Asset Services team to assure tenant occupancy, rent commencement, and other requirements are met.

  • Provide weekly and quarterly leasing reports, including market and leasing updates for Regional Strategic Planning Meetings.

  • Keep Pasadena Finance Team informed; provide responses to various corporate reporting requests including market updates for quarterly reports.

  • Maintain regular touch-base with key decision-makers for all tenants (e.g. once a lease is completed, schedule regular follow-up meetings and develop strong relationships).

  • Participate in mandatory weekly team meetings for transaction review, competition, documenting/reporting, and assignment of responsibilities

  • Deliberate and tactical approach to fostering and maintaining key relationships at multiple levels including C-suite, business development individuals, investors, board, operations & real estate professionals, and brokers. As appropriate enlist assistance from ARE senior and regional leadership and regional leadership from other ARE regions.

  • Collaborative sharing of documents and databases/CRM (Microsoft Teams) to target and pursue desired science, VC, and technology tenants.

  • Maintain and enhance existing key tenant relationships to be in optimal position to convert on early renewals, which can generate the most favorable terms for Alexandria. Maintain calendar of frequent in person tenant interaction "tenant touches" with the Leasing Team.

  • Further develop best-in-class existing science and tech tenant and people databases of our competitors including key people on management teams and boards, tenant underwriting, lease expiration dates, and other key market statistics (vacancy, supply, demand, lease comps) - maintained in proprietary databases.

  • Proactive and aggressive outreach to prospective tenants - target life science and technology tenants in each of our core submarkets. This includes enlisting the ARE team member with the relationship and may include folks from other ARE regions as noted.

  • Maintain stellar reputation with key brokers a must through reliably following through on commitments, promptly paying market fees, and aligning with best/most productive brokers on listings.

  • Some travel to other ARE regions, company events, conferences, as needed.

Qualifications and Experience:

  • Bachelor's degree required.

  • 10+ years of practical working experience in asset management, leasing, marketing or real estate industry related fields with a demonstrated strong, independent leasing and management background.

  • Previous experience working in a Class A firm.

  • Experience and knowledge of Greater Boston markets and leasing.

  • Ability to determine fair market rents and negotiate lease economics based on targeted returns, tenant profile, and overall deal terms.

  • Ability to provide market intel to support property acquisitions.

  • High EQ: Active listening skills and ability to empathize; Ability to understand what the tenant's needs are and craft a response accordingly. Driven, detail and results oriented. Ability to obtain fair, mutually-beneficial outcomes that build trust and long-term relationships. Passion for the industry and pride in Alexandria yet humble with interactions. Service focus for our tenants who are doing amazing work.

  • Advanced negotiations skills (see above).

  • Analytical capabilities (e.g. financial modeling, problem-solving and market research based, etc.).

  • Oral and written communications are critical and required. Strong interpersonal skills and ability to interact both internally and externally with prospective tenants, contractors, architects, consultants and other project team members.

  • Experience with spreadsheets and a working knowledge of all Microsoft Office Products, including Excel and Word.

  • Professional with proven customer service skills and strong references.

  • Ability to work with senior leaders and other cross-functional groups to build consensus while also having the appropriate judgment and initiative to function autonomously.

  • Aptitude for managing multiple daily tasks and longer-term strategic projects; capable of prioritizing and meeting timelines set by management.

  • Knowledge and passion for life sciences industry.

  • Excellent presentation and public speaking skills.
