Job Description Santana Team has seen continual growth since its inception. After spending the last few years establishing a firm foundation for growth, we are actively expanding our sales force to meet and surpass our aggressive goals for 2022 and beyond. This new position of Expansion Leader is key to this growth. This team member will be responsible to find, onboard, mentor, and retain quality talent, while being intricately involved in the 1st 3 years of a new agent---s time on the team. KEY REQUIREMENTS OF THIS ROLE Strong Networker and People-person Salesperson (able to sell the Santana Team Value) Organized and Knowledgeable Values Learning Ability to Train Recruits Exceptional Communicator Public-Speaking & Teaching Skills Inspiring, Supportive, and Patient Active Real Estate License LIST OF RESPONSIBILITIES Lead-generate, network, and follow-up to recruit agents to the team Track conversations and appointments weekly Recruit and onboard one new agent per month for a total of a minimum of 14 agents in 12 months and with an annual attrition rate of less than 30% Recruited Agents need at least 2 pending transactions in their first 90 days Recruited Agents need to successfully close a minimum of 3.5 transactions/quarter, 14 transactions/year, or $13,000,000 in sales volume Complete KPA and Career-Visioning process with all candidates, and justify each hire to leadership prior to presenting an offer Introduce recruited agents to the team and onboard them to our team and office Implement First 90 Days accountability structure and, train Recruited Agents on Santana Properties Team procedures and processes for success After Recruited Agents--- first 90 days, complete a 411 weekly with each agent for their following 9 months, and report progress to leadership Complete monthly 411 with Recruited Agents for their second year and quarterly Gap Analysis (Actual vs. YTD Goal) Coach Recruited Agents to maintain productivity standards and goals for the first three months as well as the first year Teach classes in expansion area market centers every month COMPENSATION Salary ($75,000 - $90,000 base) paid Bi-Weekly Bonus Structure Bonus for each Recruited Agent---s closings Bonus amount largest the first year Bonus continues through the third year after a Recruited Agent joins the team Bonus amount also based on transaction volume and broken into 3 categories Under $500k, $500k-$1m, $1m transaction volume Annual Retention Bonus - 1% of annual profit increase if maintained an 80% retention Benefits - 12 days paid vacation annually Plus 14 Additional Holidays 401k plan, 4% matching by SPT, eligibility begins after 12 months Health Insurance Package with a 90-day waiting period before coverage can begin Eligible for Company Car, after 90 days and favorable review Job Type: Full-time
